About Walmar Grove

 

Walmar Grove consists of  only 48 condominium units, each offering 2 bedrooms and 2 baths, with a screened porch area that includes a storage closet, large enough to store bikes, beach gear, and household items. Community amenities include a pool, car wash area, and a covered outdoor bike storage area.

All units are approximately 1100′ square feet, and are on one level, located either on the ground floor or second floor. One attractive feature of the floor plan is that each unit boasts a dedicated dining room, offering separation from the main living area. This is a feature not often found in similar condo community floor plans.

Another popular feature of the floor plan is the designated laundry/utility room area capable of accommodating a full size washing machine and dryer, located just off the kitchen.

 

Community Pool

Walmar Grove is anchored by a sparkling community swimming pool available to all owners and their guests, and maintained by the HOA. For health considerations, no smoking or grilling is permitted in the gated pool area.

Assigned Parking

One assigned/marked parking spot is provided for each condo unit in Walmar Grove. Owners are permitted one additional vehicle that can be parked in the guest parking areas.

HOA Dues

HOA Dues include grounds keeping, exterior repairs and maintenance, hazard insurance, flood insurance, swimming pool maintenance, monthly pest control, trash disposal, termite bond, reserves, property management, and water is also included.

Rental Restrictions

Short term/vacation rentals are not permitted at Walmar Grove, which reduces issues inherent with frequent transient guest turnover. Minimum rental period is restricted to 90 days.

Management

Walmar Grove is served by a 5 member HOA Board, and the Homeowners Association is managed by Franklyn Property Management Company.

Improvments

Many owners have chosen to perform renovations and updates to their condo homes. One common upgrade owners have made is to enclose the screen porch area and make it part of the heated and cooled living space.
